Can I see the full land register number and seller's ownership document?
Ask for:
KW number, purchase/inheritance deed, mortgage balance, easements, lifetime occupancy rights and any enforcement entries.
Red flag: refusal, unclear co-owners, or pressure to pay before your notary checks all four KW sections.
What exactly is legal and approved on this parcel?
Ask for:
building permit or notification, occupancy approval, building register extract, cadastral building map and papers for every extension, garage and outbuilding.
During the visit: compare the real building shape with the cadastral map.
Where does water enter, and what has been repaired?
Check:
basement, corners, chimney, roof space, window heads and floor edges. Use a moisture meter. Smell for mould. Ask for photos and invoices after roof, drainage or flood repairs.
Red flag: fresh paint only on one wall, stored items hiding walls, dehumidifiers, salt marks or cracked floors.
What are the exact utilities and real annual running costs?
Ask for:
12 months of electricity/heating/water bills; boiler age and inspection; chimney report; sewage connection or septic-tank papers; well-water test; electrical inspection and energy certificate.
Do not accept: “everything works” without bills, inspections and connection documents.
What can change around the house, and is access legally secure?
Ask for:
official MPZP extract for parcel 5159, road classification, approved driveway, boundary survey and information about nearby farming, workshops, traffic, power infrastructure, watercourses and planned construction.
Visit twice: once after rain and once during weekday traffic/noise hours.
